New subdivision with villas coming to Fairfield in 2025

Site work is likely to begin next summer on Fairfield’s newest subdivision.

Preliminary plans for the Whispering Hill subdivision of 68 villas off S. Gilmore Road were approved by Fairfield City Council.

Over the next several months M/I homes will finalize the purchase of the land, complete engineering and other drawings, and apply for needed permits.

A model home could be ready by the end of 2025, said Jason Brown, M/I’s vice president of land for Cincinnati and Dayton.

“We’ve had great success with this product,” said Brent Wilkens, M/I’s land acquisition manager. “It’s a great fit for the city and the site.”

Located on a 17.9-acre site along the east side of S. Gilmore Road, about 600 feet north of Mack Road, the plan calls for paired single-family villas, with each resident owning the land their unit sits on. There would be a shared wall and roof between each pair.

Homes would range from 1,500 to 3,200 square feet each, with an optional second floor and/or basement. Floorplans with two to four bedrooms are available.

Although prices have not been set yet, Brown last month estimated the units would sell from the high $300,000s to upper $400,000s.

The villas are being constructed in the Timberhill subdivision in Fairfield Township, off Ohio 4 bypass near Rentschler Forest MetroPark.

A homeowner’s association would maintain common areas. A retention pond and walking trails are included in the subdivision. A sidewalk connects the home to S. Gilmore Road. Entrance would be at the northern end of S. Gilmore at the property’s highest point to give better sight distance.

This is the second project proposed for the site. Three years ago, Joe Schwarz’s Benzing LLC proposed 20 duplexes and 24 single-family homes for the site, to be known as Benzing Estates.

Schwarz did not move forward on that project and M/I Homes stepped in.

“We’re looking forward to providing housing for empty nesters or people looking to downsize but stay in Fairfield,” Brown said last month.
