Delayed Chipotle has new plan approved by Middletown

The Chipotle Mexican Grill restaurant planned for an outlot at the Towne Mall Galleria is back on track.

The Middletown Planning Commission on Wednesday unanimously approved an amendment to the development plan for the restaurant project requested by Byblos Development Ohio. The preliminary and final development plan was approved for the outlot located at 3455 Towne Blvd. was approved in February 2019.

Planning Director Ashley Combs told the commission that the plan had be re-approved by the commission because the orientation of the building was being changed.

Before the entrance was located on the east side of the building facing Towne Boulevard, but the new orientation will have the entrance facing south toward other outlot businesses such as Buffalo Wild Wings, Sport Clips, GNC and Aspen Dental. That retail space was completed in early 2016, she said.

Jonathan Evans, of Cincinnati-based Evans Engineering, told the commission that Gabe’s officials asked the developer to revise the plan because they did like where the location of the Dumpster in the previous plan. He said the plan was reworked and Gabe’s signed off on the change.

“Conceptually, it’s the same (plan),” Evans said.

The only other change is that the building size went down from 2,400 square-feet to 2,314 square-feet.

The building will still feature a pick-up window on the north side facing the Gabe’s store. However, Chipotle’s pick-up window is different from other restaurants as customers have to order their food by a mobile or online device before it can be picked up.

“Construction could potentially begin later this year,” Evans said. He told the commission that it could be open sometime next spring.

The fast casual restaurant chain has opened 20 new restaurants during the second quarter of this year and closed one, according to the company.

Chipotle plans to open a new location at 1479 Main St. in Hamilton on Sept. 25 and has plans to build another location in a storefront in the Crossings of Beckett shopping center on the southeast corner of Ohio 747 and Tylersville Road in West Chester Twp.

Chipotle has eight locations in Butler and Warren counties, including in the the communities of Fairfield, Fairfield Twp., Liberty Twp. and Monroe, Springboro and two each in the communities of West Chester Twp. and Deerfield Twp.
